It estimates net pre-tax profit and yield based on property value, number of bedrooms, and current mortgage costs. The calculator uses simplified operating profit percentages derived from our own portfolio experience, which consolidate all typical running expenses including maintenance, utilities, cleaning, council tax, service charges, and void periods. Mortgage rate assumptions are based on current averages for 5-year fixed-term FHL and BTL products.
